Terms for guest and group stays with catering

Version: October 2026 · effective immediately

1. Scope and conclusion of the contract

The contracting party and operator is Denny Marko Heim, DH Ferientraum Thüringen, Wasserwerkstraße 10, 98553 Schleusingen. These terms apply to accommodation, group and guesthouse bookings with catering at Haus Rosenbaum. The contract is concluded upon receipt of the booking confirmation in text form, for example by email.

2. Prices and services

The gross prices agreed when the contract is concluded apply, as set out in the booking confirmation and the corresponding price list. Accommodation prices are per person per night, including the catering booked. Additional services and surcharges are charged separately as agreed. Individually confirmed group offers remain possible. The confirmed scope of services is decisive.

3. Payment

A deposit of 20% of the agreed total price is due upon receipt of the booking confirmation. The balance must be paid no later than 4 weeks (28 days) before arrival. For bookings made within 28 days of arrival, the total price is due upon receipt of the booking confirmation. The deposit is credited towards the total price.

4. Changes to the number of guests or rooms

Changes to the number of participants or rooms must be reported to Haus Rosenbaum without delay. Additional guests or rooms require confirmation and can only be booked subject to availability. A reduction in services booked on a binding basis is treated as a partial cancellation; section 5 applies accordingly to the affected services. Any different amendment deadlines agreed individually remain unaffected.

5. Cancellation and no-show

The booking can be cancelled free of charge within 48 hours of receipt of the booking confirmation, but no later than the agreed start of the stay. Payments already made will then be refunded in full. Thereafter, no further contractual right to free cancellation is granted. Statutory rights of withdrawal from, termination of or price reduction under the contract remain unaffected.

If the guest cancels for personal reasons or fails to arrive, the agreed charge is payable less saved expenses and income from renting the accommodation to others for the booked period. The resulting amount is capped at the following percentages of the agreed total charge:

  • Received at least 90 days before arrival: no more than 20%;
  • Received 89 to 31 days before arrival: no more than 50%;
  • Received 30 to 7 days before arrival: no more than 80%;
  • Received fewer than 7 days before arrival, or no-show: no more than 100%.

These caps do not replace the deduction of saved expenses and income from renting to others. The guest may prove that no amount, or a lower amount, is owed. Payments already made will be credited; any surplus will be refunded. Cancellations must be communicated in text form, for example by email. The time of receipt by the accommodation provider is decisive. Deductions take particular account of saved catering services.

6. Arrival and departure

Check-in is from 15:00; regular check-out is by 10:00. Late check-out until 14:00 is only possible subject to availability and prior agreement on the surcharge. For late arrival or early departure for personal reasons, the calculation principles in section 5 apply accordingly to services not used. The guest’s statutory rights remain unaffected.

7. Catering and additional services

The catering booked comprises bed and breakfast, half board or full board as stated in the booking confirmation. Mealtimes are agreed with the house. Use of the kitchen for self-catering is not part of this booking. Use of additionally booked rooms, equipment and the sauna is governed by the confirmed agreement. E-bikes and cycling accessories can be booked separately with DH Ferientraum Thüringen. Rental period, price, deposit, collection and return are agreed before the rental booking is concluded. Haus Rosenbaum guests receive a 10% discount on rental prices; delivery is possible for an agreed surcharge.

8. Shared areas and house rules

The dining room, rustic lounge, games room and outdoor area with volleyball court and barbecue space are available for shared use by guests within the agreed scope. Exclusive use of the house or these areas applies only where expressly agreed. The house rules are made available for inspection before the contract is concluded and can be sent in advance on request. Their applicability is agreed when the contract is concluded.

9. Damage and liability

The contracting parties are liable in accordance with statutory provisions. The guest is liable for the conduct of fellow travellers and visitors to the extent that such conduct is attributable to the guest under statutory provisions. Normal wear resulting from use in accordance with the contract remains unaffected.

10. Final provisions and statutory right of withdrawal

Accommodation bookings for a specific date or period generally carry no statutory right of withdrawal (section 312g(2), no. 9 of the German Civil Code, BGB). Statutory rights and expressly agreed cancellation rights remain in place. German law applies. Mandatory statutory consumer rights remain unaffected. Amendments and supplementary agreements should be documented in text form; individual agreements take precedence.
